Industry experts have revealed Australia's top family-friendly suburbs that are set to outperform in 2025, helping homebuyers who are prioritising family appeal in their property search.

New REA Group data has revealed the hottest 100 suburbs for next year, chosen by a panel of property experts that are anticipated to experience strong price growth in 2025, according to factors including cost, lifestyle and development.

Family appeal was one of the nine key factors on which suburbs were nominated and chosen. This refers to features such as dwelling size, perceived safety and distance from good schools and are important considerations when families seek out a home.

Of the 100 suburbs, 35 were selected with family appeal as one of the deciding factors.

New South Wales

In New South Wales, Castle Hill, Frenchs Forest and Matraville were chosen for the family-oriented lifestyle they offered. All are located in suburban areas with good schools, spacious homes and close proximity to transport.

The suburbs Prestons and Wattle Grove are also expected to outperform due to ongoing infrastructure development and links to transport options which are key considerations for families seeking out well-connected areas with community feel.

Bairnsdale, Blackburn South, and Coburg were chosen in Victoria for their family-friendly features, including their accessibility to schools and strong sense of community.

Ferntree Gully and Karingal were also included for having affordable family homes and good amenities for young families.

Queensland had the largest number of suburbs that were included on the basis of family appeal, with 10 in total.

The suburbs of Calamvale, Fairfield and Windsor were chosen for their ample green spaces, amenities and connectivity to transport which are major drawcards for families seeking a suburban lifestyle.

In South Australia, Christies' Beach, Morphett Vale and Mount Barker edged out other suburbs to make the Hot 100.
